Dear
Prospective Resident,
All
persons will be treated fairly and equally without regard to race,
religion, sex, national origin, color, familial status and
disability in accordance with Federal and State law.
The
criteria that will be used to determine your eligibility for
residency are as follows:
Legal Status
All
occupants must be U.S. citizens or meet the legal resident status
requirements under applicable local, State and Federal
law.
Income
The
combined gross monthly income of all lease signers must be at least
three (3) times the monthly rent.
Employment or
Income Verification
You
must provide a recent (less than 60 days old) payroll check stub.
For non-W2 income, you must provide your most recent personal tax
return. If you have not received your first paycheck, you
must provide us with the telephone number of your employer so that
we can verify your employment.
Credit
We
will be analyzed by an independent, third party which will
obtain data from one or more of the 3 major credit reporting
bureaus. Your credit score will determine the amount of
your deposit.
Criminal History
A
criminal background check will be conducted on each occupant by an
independent, third party. Applicants will be denied for any
of the following reasons:
*Felony records in the last 25 years
*Any
violent crimes against persons or crimes of a sexual
nature
*Serious misdemeanors including any drug, theft
or property related crimes in the last 7 years
*Name or date of birth matches on the Registered
Sex Offender database
*Name match on the OFAC watch list
*Persons who have been charged with, covicted of,
or received deferred adjudication for a felony or misdemeanor
involving the above crimes
Evictions and Rental Debt
Applicants who have been fully evicted from a
rental property within the last 10 years will be denied.
Applicants who have excessive eviction filings may be denied.
Applicants who owe past due rental debt will be denied unless we
can verify that you are currently making payments on that
debt.
Bankruptcy
Open, current or pending bankruptcy filings are
not acceptable.
Check Writing History
Your
check writing history will be analyzed by an independent, third
party. You may be asked to pay rent in certified funds and/or
pay an additional deposit if you have negative check writing
history (excessive "check bouncing").
False Information
Misleading or false information will result
in automatic denial and may be grounds for eviction if
discovered.
Co-Signer or Guarantor
We
accept co-signers or guarantors with full-time students
only. In order to guarantee a student's lease, your income
must be greater than five (5) times the total monthly
rent.
Results
Based
upon the review of all of the above categories, your application
will be 1) approved, 2) approved with and additional deposit
required, or 3) denied. The on-site staff cannot override the
decision made by the screening program.
