Dear Prospective Resident,
 
Thank you for applying to live at our apartment community, your application will be processed by a third party application processing company. Your application will be processed without regard to race, religion, sex, national origin, color, familial status and handicap.
 
The criteria that will be used to determine your eligibility for residency are as follows:
 
Income
You (or all applicants combined) must earn a gross monthly income of at least three (3) times the monthly rent.
 
Credit
We will analyze your credit report. The score will determine the amount of your deposit.
 
Criminal
Your criminal history will also be analyzed, your eligibility will be determined based on the following:
 
You will be accepted if you do not have any felony or federal convictions within the last 7 years (except those crimes of a violent or sexual nature in which we cannot accept you at all). Pending felony charges count the same as a conviction.
You will be accepted if you do not have any more than 3 misdemeanors (Excluding traffic violations) within the last 7 years.
We consider driving under the influence, hit and run, and anything of an aggravated nature to be a misdemeanor and not a traffic violation.
We cannot accept you if you are a registered sex offender and/or if you have a domestic violence charge whether it is a misdemeanor or felony.
 
Evictions
You will be accepted if you do not have a rental eviction record within the last two years.
We cannot accept you if you owe current rental debt unless arrangements have been made to pay the balance in writing and if verifiable.
 
Bankruptcy
We cannot accept you if you have an open/pending bankruptcy.
 
Check Writing History
You will be accepted if you do not have a negative check writing history.
 
False Information
Please be aware that any false information given on your application will be an automatic denial.
 
Employment Verification
We will ask you for a check stub, a tax return and your current employers phone number so that we may verify your current employment status.
 
Co-Signer or Guarantor
We accept co-signers or guarantors with students only. If you are co-signing on a student’s lease you must make five (5) times the monthly rent.
 
Scoring
Based upon the total of the scores from the above categories, your application will either be approved, approved with conditions (which will required an additional deposit), or denied. Your on-site staff cannot override the decision made by our screening program.
